Requesting minor variances to permit a front yard setback of 4.5m rather than the minimum required 6.5m; and, to permit a southerly exterior side yard setback of 2.5m rather than the minimum required 4.5m to facilitate the construction of a townhouse (dwelling 1); to permit a front yard setback of 3.4m rather than the minimum required 16.5m; and, to permit a rear yard setback of 6.7m rather than the minimum required 7.5m to facilitate the construction of a townhouse (dwelling 2); to permit a front yard setback of 4.3m rather than the minimum required 16.5m; to permit an easterly side yard setback of 2m rather than the minimum required 2.5m; and, to permit a rear yard setback of 6.7m rather than the minimum required 7.5m to facilitate the construction of a townhouse (dwelling 3). Three street townhouse dwelling units are proposed in the block. The townhouse dwellings are proposed to be severed in the future to allow the lots to be dealt with separately.
